As part of a nationwide refurbishment programme, Complete Roofing Systems was engaged to carry out a complete roof overlay of Vue Cinema in York.

The client wanted to replace the existing waterproofing which was deemed to have reached the end of its lifespan with a new system to provide a continued long life of asset and a robust system backed up by a strong, single point guarantee.

With work on the 4,000 square metre roof due to commence during the COVID-19 lockdown, the client understandably had concerns about the delivery of the project in the circumstances. However, as the cinema and other buildings on the retail park were unoccupied and there was reduced traffic on the roads, we recognised an opportunity to deliver the work without the usual constraints, enabling us to meet the desired client outcome sooner than had been agreed in the original programme. These factors normally require careful management in terms of site boundaries to allow safe access to the building for workers and customers, as well as traffic controls. Without the need for these measures, we were able to work more efficiently and quicker than usual.

We also supported the client with the management of the asset as having our operatives on site eliminated the need for regular insurer inspections which are normally required for unoccupied commercial buildings. The presence of our operatives meant that there was daily activity at the building, saving the client money on personnel visits.

As the work took place during the pandemic, the team of course worked to the new Site Operating Procedures for COVID-19 and in line with Public Health England guidelines. The project started shortly after eight of our Site Supervisors completed the Ofqual-accredited COVID-19 Compliance Marshall qualification, enabling us to firmly demonstrate to our clients our commitment to Covid-related measures and to assist in keeping our operatives safe.

A Protan SE 1.6 membrane was specified due to its durability and performance in extreme weather conditions, providing the client with a warranty of 20 years and an expected life significantly in excess of that.

We installed the single ply membrane which was mechanically fixed to the existing steel deck, along with designated walkways to improve safety standards for maintenance personnel. Protan visited the site mid-project and was impressed with the works, commenting on the team’s efficiency and professionalism.

The client’s aspiration of a quality, waterproofed roof with a 20 year guarantee was not only achieved on specification and within budget, but also months ahead of schedule due our efficient management.
